Our services do not cost you, the home buyer, any money. Builders pay our fee when we sell one of their homes. Most builders pay buyer's agents 3% of the base price of the home you buy. However, selling a new home is quite different from selling a resale home. It is the builder who is going to build the home. Our services are not as extensive as with a resale contract. So, we reduce the fee the builder pays us from 3% to 2% and you are credited with that money to use for builder upgrades or options when you design your home with the builder. Or, you can take the 1% as additional incentive and use it for closing cost assistance. We'll need to check with your lender to make sure you can use all of that money as seller help
